If you're happy with your Current PM, that's awesome! However, if you're self-managing and feel like you're drowning or feel like you have to chase your PM around to get any information, have "mystery maint charges" every month, or that your properties are "back burner" to them, than FOR THE LOVE OF GOD, do yourself a favor, get a PM who isn't just good, who is freaking excellent. These are your investments and lively hood, if things go poorly, it's because you, the owner, let them go poorly. I have in the past and still do actively recommend them. (Not like white shirt with a blue book active, but active). I've even contacted friends and family (risking burning a bridge if things go south) and encourage them move over. Personal finance is personal, you do w/e you think is best. I did, and I won't look back.
