Evaluate Property & Determine Market Rent:

Perform detailed documentation of the interior and exterior including photos

Offer recommendations on repairs and improvements that maximize monthly rent, but are costly.

Gather data on rental rates in the area and work with owners to determine the optimal monthly rent. Rent research will vary, but should include looking at the recently rented properties in the same area, while also comparing property features.

Marketing:

Prepare the home to optimize appeal for prospects.

Create ads that will reach prospects, and draw them in. This includes knowing where to advertise and how to design your ads to get the best results.

Meet prospects at the property, giving them the opportunity to walk through the home, and interact with the leasing agent.

Provide prospective tenants with rental applications that are legally compliant with fair housing laws.
Screening:

We have fast application turn around times, so prospective tenants are assured the will hear back from us within 24-48 hours.

We verify employment, and ask that they provide us with copies of their pay stubs, to ensure the tenant has enough income for said property.

We contact previous landlords, verifying legit rental history, and ask detailed questions about how they were as a tenant of their property.

We do credit runs to make sure they make payments well on their current accounts and that they do not have any civil court cases with a previous landlord.

We also do thorough criminal background checks.
Tenant Move In:

Sign lease agreements and additional forms with tenants that are approved by a licensed Missouri Real Estate Attorney. We go over the terms in extraordinary detail, to provide the tenant with knowledge of their lease terms.

Before we hand anyone a key, we collect any and all initial fees, and confirm with all utility companies that utilities have been placed in tenants name.

We go over a move-in inspection with them, making sure everything is working properly, and documenting the condition of the premises of the property of when they moved in, to properly charge them for damages when they move out.
Rent Collection:

Collecting monthly rent, and late fees.

Hunting down payments, making collection call, or knocking on doors.

Sending out Balance Dues, Pay or Quits, and eviction notices.

Filing eviction paperwork, represent owner at court and work with police to have possessions removed from the property of evicted tenant.
Inspections/Maintenance:

We perform periodic inspections to make sure they have not violated any terms of the lease, and also to ensure your property is kept in good condition.

We do Spring and Fall filter changes, to help prevent HVAC problems due to unclean filters.

We provide 24/7 emergency maintenance.

We perform electrical repairs, roof repairs, HVAC repairs, plumbing repairs, landscaping, etc.

If we are unable to provide you with a service through our maintenance team, we have relationships with outside contractors that ensure you an unbeatable rate for any repairs.
Accounting:
